Buildings: feasibility, safety and energy efficiency

The National Council of Notaries and 12 consumer associations, Adiconsum, ADOC, Altroconsumo, Assoutenti, House of the Consumer, Active Citizenship, Confconsumatori, Consumers Association, Consumers League, Consumer Movement, Movement of National Defence, National Consumers Union, presented the "Guide for the Citizen "dedicated to the new building standards, in terms of safety and energy conservation, which allow the buyer to know the quality of a property to buy and the expense to be incurred for its management.

The Help "Purchase Certificate. Practicability, safety and energy efficiency in buildings", he stresses that the purchase of buildings "certified" in terms of health and hygiene, safety and energy savings, it is increasingly important from the economic point of view and environmental.

The certification makes it possible to know in advance the quality of a property to buy and the expense you will incur in its management.

Thus, at the conclusion of the preliminary, an aspect that deserves attention and that is often ignored is that relating to the documentation provided by the seller: shall indicate specific aspects sull'agibilità, plant safety and energy certification at the end of a more complete evaluation of the property and, therefore, of adequate protection for the buyer.

It is useful to note, for example, that for an apartment of 120 square meters the difference between the energy class G (lower quality) and B (good quality) can result in a difference in spending for heating of almost 2000 Euros a year.

The guide also explains how to take advantage of the incentives provided in 2010 for the purchase of energy-efficient housing, whose founding decree (No. 40/2010) provides for a fund of 60 million Euros.
